In todays fast moving and complicated real estate market, buyers and sellers need competent and professional representation. These decisions can be devestating at worst, and at best sellers often leave thousands of dollars on the closing table, and buyers frequently overpay.

SELLER REPRESENTATION

The Firm's primary goal is to obtain top dollar for the clients property. Exposure of the clients property to the market place, and potential buyers, is the key to obtaining the highest possible price.

Full exposure to the market place is achieved via signage, local and Metro-Atlanta advertising, the web site, the Firms buyer data base, the Atlanta Commercial Board of Realtors, and Commercial Brokers Listing Service. C.B.L.S. is a computerized listing service accomodating over 200 real estate companies in the Metro-Atlanta area who also specialize in land, commercial, and industial properties.

Clients will be advised of the "highest and best use" for their property, which is determined by Bartow County's Future Land Use Map. This map dictates the type of zoning available for the property, and zoning determines the ultimate value for any given property.

In the process of obtaining top dollar for clients, the Firm will handle all negotitions, and advise clients concerning the pros and cons of contracts received for the property.

BUYER REPRESENTATION

When representing a buyer, the Firm's job is to find the best possible site for the clients needs at the lowest possible price.

George F. Willis, Realty will find and present the buyer with appropriate sites, and negotiate on the buyers behalf to obtain the most favorable deal.

Typically, sellers pay the commission; thus, in the vast majority of cases, buyer representation is cost free and saves the buyer an immense amount of time.
